Quick answer: Buying a storage container in the UAE: 20ft vs 40ft sizes, new (one-trip) vs used, modifications like doors, shelving, insulation and ventilation.

A steel storage container is the quickest way to add secure, weatherproof storage at a construction site, warehouse yard, farm, villa or shop in the UAE. It can be delivered in a day, needs no foundation in most cases and can be moved when you’re done. This guide explains which size to choose, new vs used containers, useful modifications and what to check before you buy.

Need it modified? We supply and convert storage containers with extra doors, shelving, insulation and lighting. See our modified steel containers.

20ft vs 40ft Storage Containers

20 ft 40 ft 40 ft High Cube
External size (approx.) 6.1 m x 2.4 m x 2.6 m 12.2 m x 2.4 m x 2.6 m 12.2 m x 2.4 m x 2.9 m
Floor area (approx.) 14 m² 28 m² 28 m²
Best for Site tools, villa or shop storage, small yards Bulk materials, stock, furniture, equipment Tall items, racking or conversion to offices
Delivery Easier, fits smaller spaces Needs more space and a larger truck Same as 40 ft

A 40 ft container gives double the space of a 20 ft one for much less than double the price, but you need room to deliver and place it. Measure your space, including access for the truck.

New (One-Trip) vs Used Containers

New / one-trip Used (cargo-worthy or wind and watertight)
Condition Like new, clean paint, minimal dents Dents, rust spots and faded paint
Lifespan Longest Shorter, depends on condition
Best for Long-term storage, conversions, visible locations Site storage and budget use
Price Higher Lower

What to Check Before You Buy a Used Container

  1. Roof: look for dents that hold water, rust holes and soft spots.
  2. Corners and base rails: heavy rust here weakens the whole container.
  3. Floor: marine plywood should be solid, not soft, delaminated or oil-soaked.
  4. Doors: they should open and close easily, with working locking bars and good rubber seals.
  5. Light test: stand inside with the doors closed. Any light coming in means a hole.
  6. Smell and residue: avoid containers that carried chemicals if you’ll store food or work inside.

The same approach works for cabins. See our used porta cabin checklist.

Useful Modifications

  • Personnel door so you don’t need to open the cargo doors every time
  • Roller shutter on the side for easy access to tools and stock
  • Shelving and racking
  • Insulation and AC for goods that can’t take UAE heat, such as paints, chemicals, electronics or documents
  • Ventilation to stop condensation and smells
  • Lighting and sockets
  • Lockbox to protect the padlock from bolt cutters
  • Paint and branding in company colours

With more work a container becomes a site office, a workshop or a shop. See shipping container conversion ideas and our container cafe guide.

Placing a Storage Container

Containers should sit on firm, level ground, ideally on concrete blocks or a strip at the corners, so the floor stays off wet ground and the doors close properly. In villa communities, malls and free zones, check whether you need permission from the landlord or community before delivery.

Buy, Rent or Convert?

Renting suits a few months of storage. If you need storage for a year or more, or across several projects, buying is usually cheaper, and the container keeps resale value. For buying vs renting cabins, see our buying vs renting guide.

Questions

Frequently Asked Questions

What size storage container should I buy?

A 20 ft container (about 14 m²) suits tools, villa or shop storage and small yards. A 40 ft container (about 28 m²) suits bulk materials, stock and equipment. A 40 ft high cube adds extra height for tall items and racking.

Is a used storage container a good buy?

Yes, for site storage and budget use, if the roof, corners, floor and doors are in good condition and there are no holes. New one-trip containers last longer and look better.

Does a storage container need a foundation?

Usually not. It should sit on firm, level ground, ideally on concrete blocks at the corners, so the floor stays dry and the doors close properly.

Can a storage container be insulated for UAE heat?

Yes. Containers can be insulated and fitted with AC and ventilation to protect goods such as paints, chemicals, electronics and documents.

Can you add doors and windows to a storage container?

Yes. Common modifications include personnel doors, roller shutters, windows, shelving, lighting, sockets and lockboxes.
