Quick answer: What a steel structure warehouse costs in the UAE: size, span, eave height, steel weight, cladding, insulation, cranes, foundations and approvals.
Steel structure warehouses, also called pre-engineered buildings or PEB, are the most common way to build storage, workshops and factories in the UAE. They go up faster than concrete buildings, span wide open areas without columns, and can be extended later. The cost depends on a handful of design choices. This guide explains them so you can plan a realistic budget and compare contractor quotes on the same basis.

How Steel Warehouse Costs Are Quoted
Contractors usually quote per square metre or square foot of floor area, sometimes split into the steel structure, cladding and civil works. Steel itself is often estimated by weight in tonnes, so a design that uses less steel for the same building costs less. Always check whether the rate includes the foundation, floor slab, doors, electrical work and approvals, or only the steel frame and sheeting.
The Main Cost Factors
1. Floor Area and Shape
Larger warehouses cost less per square metre because design, mobilisation and equipment are spread over more area. A simple rectangle is always more economical than an irregular shape.
2. Clear Span
The span is the width without internal columns. Wider clear spans need heavier rafters and cost more. If your operation can work with one row of internal columns, splitting a wide building into two spans can save steel.
3. Eave Height
Taller warehouses for high racking need taller columns, more wall cladding and stronger bracing against wind. Choose the height your racking and forklifts actually need.
4. Loads: Cranes, Mezzanines and Roof Equipment
An overhead crane, a mezzanine floor, solar panels or heavy roof units all increase the steel weight and the foundation size. Plan them from the start, because adding a crane later is far more expensive.

5. Roof and Wall Cladding
| Cladding | Best for | Relative cost |
|---|---|---|
| Single-skin metal sheet | Open stores, shades and workshops | Lowest |
| Single skin with insulation and liner | General warehouses | Medium |
| Sandwich panels (PU or rockwool) | Cooled storage, offices, food and pharma | Higher |
Insulation adds cost upfront but sharply reduces cooling costs in the UAE. For goods that need temperature control, it is essential.
6. Foundation and Floor Slab
Column footings, ground beams and the floor slab are civil works that can be a large share of the total. Soil conditions, slab thickness for forklift and racking loads, and the floor finish all affect the price.
7. Doors, Openings and Services
- Rolling shutters or sectional doors, manual or motorised
- Personnel doors, windows and skylights
- Ventilators and exhaust fans
- Electrical, lighting, fire alarm and fire fighting systems
- Rainwater gutters and downpipes
8. Approvals and Civil Defence
Permanent warehouses need building permits and Civil Defence approval, with structural calculations and drawings. Fire protection requirements depend on what you store, and can add significant cost for high-risk goods.

Steel Warehouse vs Fabric Structure vs Concrete
| Steel (PEB) | Fabric structure | Concrete | |
|---|---|---|---|
| Build time | Fast | Fastest | Slow |
| Cost | Medium | Lowest | Highest |
| Lifespan | Long | Medium | Very long |
| Can be extended or moved | Yes | Yes | No |
| Best for | Warehouses, factories, workshops | Temporary storage, events, shades | Multi-storey buildings |

How to Keep the Cost Down
- Fix the size, height and loads before asking for quotes.
- Use the narrowest clear span your operation allows.
- Choose insulation based on what you store, not by default.
- Plan future extensions so the end walls can be moved.
- Get a soil test early to avoid surprises in the foundation.
