Quick answer: Planning a container restaurant or container cafe in Dubai? Layouts, kitchen and fit-out, food safety and permit requirements, and what decides the cost of.

Container restaurants and container cafes are everywhere in Dubai now: at beaches, parks, food parks, university campuses, petrol stations and community markets. A converted shipping container opens faster than a shop fit-out, costs less, stands out on social media and can be moved if the location doesn’t work. This guide explains how to plan one, what the authorities expect, and what decides the cost.

Ready to start? We convert containers into cafes, kiosks and restaurants in our Sharjah factory. See our modified steel containers and food kiosks.

Why Choose a Container for a Restaurant or Cafe?

  • Speed: fabrication happens in the factory while you handle licences, so you can open in weeks rather than months.
  • Lower upfront cost than building or fitting out a permanent shop.
  • Movable: if footfall is low, the whole cafe can be lifted onto a truck and moved.
  • Strong branding: the box shape, colours and signage make an instantly recognisable outlet.
  • Modular: add a second container for seating, storage or a rooftop deck later.
Container Typical use
10 ft Coffee kiosk, juice bar, ticket or ice cream counter
20 ft Takeaway cafe, shawarma or burger counter with a small kitchen
40 ft Cafe with indoor seating, or a full kitchen with a serving hatch
Two or more containers Restaurant with dining area, toilets, store and a terrace or rooftop

Most container cafes use a serving hatch with a fold-up awning on the long side, so customers queue outside in the shade and the inside stays for the kitchen and barista area.

What Goes Into a Container Restaurant Fit-Out

Structure and Openings

Cutting a container weakens it, so large openings for hatches, glass fronts and doors are framed with steel sections. Rooftop seating or stacked containers need structural checks.

Insulation and Cooling

A bare steel box becomes an oven in a Dubai summer. Proper insulation on the walls and roof, an insulated ceiling and correctly sized split AC units are essential for staff comfort and for food safety.

Kitchen

  • Stainless steel worktops, sinks and shelving
  • Exhaust hood with grease filters and a fresh air supply
  • Fire suppression over cooking equipment where required
  • Washable, food-grade wall and floor finishes with coved corners
  • Hand wash basin separate from the washing-up sink

Electrical, Water and Drainage

Coffee machines, fryers, ovens, fridges and AC need a properly sized electrical supply and DB board. Water comes from mains or a tank, and drainage needs a grease trap. Plan connections before the container arrives.

Permits and Approvals in Dubai

A container cafe is a food outlet, so it follows the same food safety rules as any restaurant, plus rules about placing a structure on the site. Requirements depend on the location and the authority, but usually include:

  1. The landlord or site owner’s approval, such as a mall, park operator, developer or free zone.
  2. A trade licence with the right food activity.
  3. Food safety approval of the kitchen layout and finishes from the municipality before opening.
  4. Civil Defence approval for fire safety, especially with gas or deep fryers.
  5. Building or structure permission for permanent placements, signage and outdoor seating.

Get the kitchen layout approved before fabrication. Changing a finished container costs far more than changing a drawing. Read more about permits for prefab and container structures in the UAE.

What Decides the Cost of a Container Cafe

  • Container size and condition: new (one-trip) or used.
  • Number and size of openings: hatches, glass fronts and doors, and the steel framing they need.
  • Insulation and interior finish.
  • Kitchen equipment and exhaust system. This is often the largest item.
  • Electrical capacity, AC, plumbing and grease trap.
  • Exterior: paint, cladding, branding, awnings, decking and lighting.
  • Extras: rooftop deck, staircase, toilets, outdoor seating.
  • Delivery, crane and site connections.

Tips for a Successful Container Cafe

  1. Choose the location first: footfall, parking, shade and evening traffic matter more than the container.
  2. Design the queue: the hatch should face the walkway with shade for customers.
  3. Don’t under-size the AC or electrical supply.
  4. Keep the menu matched to the kitchen size.
  5. Plan night lighting and signage: many outlets in the UAE do most business after sunset.

Questions

Frequently Asked Questions

What size container is best for a cafe?

A 20 ft container suits a takeaway cafe with a small kitchen. A 40 ft container fits a kitchen with some indoor seating, and two or more containers make a full restaurant with a dining area and toilets.

Do I need a permit for a container restaurant in Dubai?

Yes. You usually need the site owner approval, a trade licence with a food activity, food safety approval of the kitchen from the municipality, Civil Defence approval and, for permanent placements, permission for the structure.

How long does it take to build a container cafe?

Fabrication and fit-out of a standard container cafe typically takes a few weeks, depending on the kitchen and finishes. Approvals can run at the same time.

Can a container cafe be moved later?

Yes. One of the main advantages is that the whole cafe can be disconnected, lifted onto a truck and moved to a new location.

Is a container cafe hot inside in the UAE?

Not if it is properly insulated on the walls and roof and has correctly sized AC. A bare container without insulation gets extremely hot.
