A used porta cabin can save a good part of the cost of a new one and is often available within days. That makes it popular for short projects, temporary site offices and stores. But a cheap cabin with a rusted frame, a leaking roof or unsafe wiring quickly costs more than it saved. This guide explains how used porta cabin prices work in the UAE, what to check before you pay, and when a new cabin is the better buy.

Used, Refurbished or New: What’s the Difference?

For most buyers, a refurbished cabin from a manufacturer gives the best balance: a lower price than new, with the main risks already checked and fixed.

What Decides the Price of a Used Porta Cabin

• Size: a 3m × 2.4m security cabin costs much less than a 12m × 3m office. See our porta cabin sizes guide.
• Age and condition of the steel frame, panels and floor.
• Fit-out included: partitions, toilet, pantry, AC units, furniture.
• Panel type: insulated sandwich panels hold value better than thin single sheets. Fire-rated panels are rare in the used market.
• Refurbishment done: new flooring, paint, wiring and AC add cost but save you trouble.
• Delivery and crane: transport from the yard to your site and crane offloading are usually priced separately.

10 Checks Before You Buy a Used Porta Cabin

1. Frame and base: look underneath for rust, cracked welds or bent skids. Frame damage is the most expensive problem to fix.
2. Roof: check for leaks, stains on the ceiling and loose roof sheets. Ask if the roof was resealed.
3. Floor: walk every part. Soft or bouncing spots mean damaged boards or joists.
4. Wall panels: dents are cosmetic, but swollen or delaminated panels let heat and water in.
5. Insulation: stand inside at midday. A cabin without proper insulation will need far more AC in summer.
6. Electrical: ask for the distribution board to be opened. Burnt marks, loose cables or no earthing are a safety risk and can fail inspection.
7. AC units: check they cool properly and ask their age.
8. Doors and windows: they should lock, seal and slide freely.
9. Plumbing: if there is a toilet or pantry, run the water and check for leaks under the floor.
10. Lifting points: make sure the cabin can be lifted safely by crane for delivery.

• The project will run for several years.
• Your site or client requires fire-rated cabins or a particular specification.
• The cabin is client-facing, such as a sales office or showroom.
