Quick answer: What makes a portacabin fire-rated, where fire-rated cabins are required in the UAE, which panels and doors are used and what to ask your supplier.

“Fire-rated” is one of the most misused phrases in the cabin market. A cabin with an extinguisher on the wall is not fire-rated. A fire-rated portacabin uses a tested wall, roof and door system that resists fire for a defined period. This guide explains what that means, when you need it and how to make sure you get the real thing.
Fire-Rated vs Fire-Safe
- Fire-safe: the cabin has basic fire-safety equipment, such as extinguishers, smoke detectors, emergency lights and safe electrical work. Every occupied cabin should have this.
- Fire-rated: the construction itself (panels, joints, doors and penetrations) is tested to resist fire for a specified time, such as 30, 60 or 120 minutes.
Where Fire-Rated Cabins Are Required
Requirements come from Civil Defence, the site operator or your consultant. Typical cases include:
- Oil, gas and petrochemical facilities, for example around the terminals in Fujairah or energy sites in Abu Dhabi
- Cabins placed close to occupied buildings or other cabins
- Control rooms, electrical rooms and generator rooms
- Sites near fuel storage or hazardous materials
- Labour camps where separation distances can’t be achieved
What Makes a Cabin Fire-Rated
Wall and Roof Panels
Rock wool (mineral wool) core sandwich panels are the most common fire-rated option, because the core is non-combustible. Standard PU or EPS panels are not fire-rated, though some PIR panels offer improved fire performance. The panel must carry a test certificate for the required rating.
Fire-Rated Doors
Doors must match the wall rating, with tested frames, hinges and seals. A rated wall with a standard door is not a rated enclosure.
Joints and Penetrations
Cable and pipe openings must be sealed with fire-stopping materials. Joints between panels must follow the tested system.
Electrical and Safety Systems
Electrical work should follow Civil Defence requirements, with fire alarm, detection, emergency lighting and extinguishers as specified.
Questions to Ask Your Supplier
- What fire rating does the panel system have, and can you share the test certificate?
- Are the doors rated to the same level as the walls?
- How are cable and pipe penetrations fire-stopped?
- Can you provide material data sheets for the Civil Defence submission?
- Does the rating apply to the roof as well as the walls?
Cost Impact
Fire-rated panels and doors cost more than standard ones, and the rating has to be chosen before fabrication. Upgrading a finished cabin is rarely practical. Tell your supplier the requirement at the enquiry stage. Read our porta cabin price guide for the other cost factors.
