Quick answer: What decides the price of a prefab house in the UAE: size, panel type, structure, finishes, MEP, foundation and approvals.

A prefab house is one of the fastest ways to add living space in the UAE: a guest house in a villa garden, a farmhouse, staff housing or a full family home on a rural plot. Because every prefab house is built to order, there is no single price. Two houses of the same size can cost very different amounts depending on the panels, the structure and the finishes. This guide explains what you pay for, so you can plan a budget and compare quotes properly.

How Prefab House Prices Are Quoted in the UAE

Most suppliers quote in one of three ways:

  • Per square foot or square metre of covered area. This is the most common for houses and makes quotes easy to compare.
  • Per unit for standard cabins and modules, for example a 20 ft x 10 ft room.
  • Lump sum for a complete house with foundation, MEP and installation.

Always check what a rate includes. A low rate per square foot that excludes the foundation, electrical work, plumbing, AC and delivery often ends up more expensive than a higher rate that includes them.

The 8 Things That Decide the Price of a Prefab House

1. Size and Layout

Size is the biggest driver, but layout matters too. A simple rectangle costs less per square foot than an L-shape or a design with many corners, because it uses standard panel widths with fewer cuts and joints. Each bathroom and kitchen adds plumbing, fittings and tiling, so they cost more than bedrooms of the same size.

2. Wall and Roof Panels

Panel core Typical use Relative cost
EPS (polystyrene) Site offices, stores and budget housing Lowest
PU / PIR (polyurethane) Homes and offices that need better insulation Medium
Rockwool Where fire rating matters, such as labour camps and schools Higher
Light gauge steel frame with boards Villas, extensions and multi-storey houses Higher

Panel thickness matters as much as the core. Thicker panels keep the house cooler and cut AC bills, which counts in a UAE summer. Read our guide to insulating prefab buildings for UAE heat.

3. Structure and Number of Floors

A single-storey house on a simple steel base is the most economical. A two-storey prefab house needs a stronger frame, a staircase, an engineered floor and usually structural calculations for approval, so it costs more per square foot.

4. Roof Type

A flat sandwich panel roof is the cheapest. A pitched roof costs more but sheds rain better, looks more like a traditional house and leaves space for insulation and services.

Interior finishes such as arches, tiled floors and large windows raise the price per square foot.

5. Interior Finishes

  • Floors: vinyl is the most economical, then ceramic or porcelain tiles
  • Walls: panel finish, PVC, gypsum board with paint, or wall cladding
  • Ceilings: plain panel, gypsum false ceiling or decorative ceilings with lighting
  • Doors and windows: steel, wooden or aluminium, single or double glazed
  • Kitchen cabinets, wardrobes and bathroom fittings

6. MEP: Electrical, Plumbing and AC

Wiring, DB boards, lights, sockets, water heaters, plumbing and drainage are often a large part of the price. Split AC units cost more to buy than window units but are quieter and more efficient. Check whether the quote includes the AC units themselves or only the points.

7. Foundation and Site Work

A prefab house usually sits on a concrete slab, strip footings or steel stands. The ground, the plot level and access for the delivery truck and crane all affect this cost. Sandy or uneven sites need more preparation.

8. Delivery, Installation and Approvals

Distance from the factory, crane hire and the number of trips decide the delivery cost. Permanent houses on residential or farm plots usually need approval from the plot owner, the community or master developer and the municipality. Read about permits and approvals for prefab buildings in the UAE.

Prefab House vs Concrete House: Where You Save

Prefab house Concrete (block) house
Build time Weeks Many months
Labour on site Small team, short time Large team for a long time
Price certainty Fixed factory price Higher risk of overruns
Can be moved later Yes, in most cases No
Lifespan Long with good panels and care Very long

For guest houses, farmhouses, staff housing and extensions, prefab usually wins on total cost and time. See prefab and container buildings vs traditional construction for a fuller comparison.

Larger prefab buildings cost less per square foot because panels and steel are bought in bulk.

Ways to Lower the Price Without Cutting Quality

  1. Keep the shape simple and use standard room sizes.
  2. Group the kitchen and bathrooms together to shorten plumbing runs.
  3. Spend on insulation and roof quality first, and on decorative finishes later.
  4. Order several units together, such as a house and a store room.
  5. Prepare the site and access before delivery to avoid extra crane time.

How to Compare Prefab House Quotes

Ask every supplier to quote the same specification, and check these points:

  • Panel core and thickness for walls, roof and floor
  • Steel base and frame sizes
  • Doors, windows and glazing
  • Floor, wall and ceiling finishes
  • Electrical, plumbing, sanitary fittings and AC, with brands
  • Foundation, delivery, crane and installation
  • Drawings for approval
  • Delivery time and warranty

Questions

Frequently Asked Questions

How is the price of a prefab house calculated in the UAE?

Most suppliers quote per square foot or square metre of covered area, per standard unit, or as a lump sum. The main factors are size, panel type and thickness, number of floors, roof, finishes, electrical and plumbing work, foundation, delivery and approvals.

Is a prefab house cheaper than a concrete house?

Usually yes for guest houses, farmhouses, staff housing and extensions, because it is built in weeks with a small team and a fixed factory price. A concrete house lasts longer but costs more and takes many months.

How long does it take to build a prefab house?

A standard single-storey prefab house is typically made and installed in a few weeks, depending on size, finishes and approvals.

Do I need approval for a prefab house in the UAE?

Permanent prefab houses usually need approval from the plot owner, the community or master developer and the municipality. We provide drawings and specifications for the application.

Which panel is best for a prefab house in UAE heat?

PU or PIR panels give better insulation than EPS for the same thickness, and rockwool is chosen where fire rating matters. Thicker panels keep the house cooler and lower AC costs.
