Construction Site Office Setup Checklist for UAE Projects

The site office is the nerve centre of every construction project. A good one is in the right place, sized for the team and ready on day one. This checklist covers everything to plan when you set up a portacabin or container site office on a UAE project.

1. Define Who Will Use the Office

• Contractor project team: project manager, engineers, QS, planners and document control
• Consultant and client representatives, who often need separate offices
• HSE, QA/QC and admin staff
• Peak headcount, not just the starting team

2. Plan the Rooms

• Private cabins for the project manager and resident engineer
• Open-plan engineering area
• A meeting room large enough for progress meetings
• Document and drawing store
• Pantry and washrooms
• First-aid room
• Prayer room

Multi-room offices can be built from joined portacabin modules or as a single prefabricated building. Double-storey layouts save space on tight urban plots.

3. Choose the Location on Site

• Close to the entrance, so visitors don’t walk through work areas
• Outside crane swing radii and away from excavation zones
• Good access for delivery trucks and cranes during installation
• Room for parking and a future extension

4. Secure Approvals Early

5. Utilities

• Power: a temporary connection or a generator, and a calculated load for the AC, IT and lighting
• Water: mains or GRP storage tanks
• Drainage: sewer, septic tank or holding tank
• Internet: fibre, 5G routers or satellite for remote sites

6. Comfort and Energy

• AC sized to the room loads
• Window blinds and shading on sun-facing sides
• LED lighting throughout

7. Welfare Facilities for the Workforce

• Mobile toilet and shower units
• Shaded rest areas and drinking water stations for summer heat
• Changing rooms and lockers
• Dining or break areas

8. Safety and Security

• Fire extinguishers, smoke detectors and emergency lights in every cabin
• Marked escape routes and an assembly point
• A security cabin at the gate
• CCTV and access control if required

9. Furniture and IT

• Desks, chairs, filing cabinets and plan chests
• Meeting table and display screen
• Printers, plotter and network cabinet
• Enough sockets and data points, planned into the cabin before fabrication

10. Delivery and Installation Day

1. Base ready and levelled (blocks, plinths or slab)
2. Crane booked with the right capacity and reach
3. Access route clear for trailers
4. Utilities ready to connect
5. Snag list and handover checklist prepared
